Quantity Surveyor at Java House – Java House Kenya Job Details
Duties and Responsibilities:
Cost Planning & Budget Management
- Prepare detailed cost estimates, Bills of Quantities (BoQs), and feasibility budgets for new branches, renovations, and infrastructure improvement projects.
- Develop and implement cost plans aligned with the organization’s Capital Expenditure (CAPEX) budgets.
- Conduct cost–benefit analysis and value engineering to optimize project costs while maintaining quality and functionality.
- Monitor and control project budgets and expenditure to ensure projects are delivered within approved financial limits.
Procurement & Contract Administration
- Prepare tender documentation, including BoQs, technical specifications, and pricing schedules.
- Coordinate and participate in tender evaluation processes in line with the organization’s procurement policies and procedures.
- Provide commercial analysis and recommendations on contractor selection and project award.
- Draft, review, and administer construction contracts (JBC or other applicable contract forms).
- Evaluate and certify contractor interim payment applications and manage project cash flows.
- Assess and manage variations, contractor claims, and contractual disputes in accordance with contract provisions.
Compliance, Safety & Sustainability
- Ensure all projects and facilities comply with statutory and regulatory requirements, including OSHA, NEMA, Public Health, and other relevant authorities.
- Implement and monitor workplace safety standards, risk mitigation measures, and compliance audits across project sites and facilities.
- Promote and integrate sustainable practices in projects and facilities management, including energy efficiency, waste management, and water conservation initiatives.
Budgeting & Cost Control
- Track project expenditures and prepare periodic financial progress reports.
- Maintain accurate project cost records, budgets, and cash flow forecasts.
- Manage post-contract cost control, including cost reviews and final account negotiations with contractors.
- Ensure adherence to internal financial controls and regulatory compliance requirements.
Reporting & Documentation
- Prepare and present periodic reports on project performance, cost status, maintenance activities, and compliance matters for senior management.
- Ensure all project and facilities documentation (including project lifecycle documents, inspection reports, and approvals) is properly maintained, updated, and easily accessible for audit and reference purposes.

Qualifications
- Bachelor’s degree in quantity surveying, Construction Economics, or related field.
- Be a member of IQSK and/or AAK Kenya – QS chapter
Experience
- Minimum 2+ experience in construction cost management (experience in banking/financial institutions preferred).
- Experience in Project management on construction projects would be an added advantage
- Developing and Interpreting DWG drawings would be an added advantage
